Upcoming off-plan villa at Chemin Vin Pied, Grand Bay.

This project consists of two villas, one villa on 300 m² and other on 330 m² of land. Both villa has 3 bedrooms where one is the master bedroom, and a common bathroom, open plan living and kitchen, along with swimming pool, garden space and parking.

These villa come unfurnished and are equipped with air-conditioner in three bedrooms, sanitary wares, water tank, waterpump, solar water heater.

The following shall be included in landscaping works: 


  1. 400x400x38 mm thick precast paving slab in dark grey colour to walkways laid on compacted crusher run leading to pool and house; 
  2. Macadam finish to carport with 120x100 concrete kerbs to edges of carport;
  3. Macadam 14-20 mm laid to rear and side of Villa;
  4. Grass lawn;
  5. 3 Bottled palm trees and 4 decorative shrubs;
  6. External shower in stone cladding with 100x100 floor drain fixed to stoned floor and external shower head fixed to stone cladded wall; and,
  7. 2 external tap
  • Piping works for hot and cold water supply shall be done with ‘Rifeng’ pipes concealed in walls and floor. 
  • All electrical works and connections shall be concealed with ‘Isorange and Isogrey’ pipes in columns, beams, slabs and blockwork. There shall be no apparent cabling works or trunking on plastered surfaces.
  • Boundary wall shall be in 150 mm thick blockwork with 150x150mm thick reinforced concrete columns at every 3.0m and with tyrolean finish. The height of boundary wall shall be a maximum of 1.8m high from ground level and shall be painted internally. Overall size of gate shall be 4.0m x 1.8m high in hot dipped galvanised metal frame fixed onto galvanised guide rail anchored into concrete ground beam, complete gate support and holder and wheels. 100x20 mm thick solid well-seasoned treated pine timber shall be fixed on to the metal frames finished in one coat sealer and two coat clear varnish oil. The gate is non-motorised, however provision shall be made for an electrical point in case the Client wishes to implement a gate automation system.
